Located on Manhattan’s Upper West Side, the West End Ave residence is a super-easy commute from anywhere in the city. Choose from our newly renovated fully-furnished, single and double-bed private studios. Every studio a includes a kitchenette equipped with a sink, stove top, refrigerator and a private bathroom. The residence has a 24 hour security desk and offers a large roof terrace and student lounge. Free high-speed WIFI is accessible throughout the building. Students attending Columbia University, Fordham Law School, FIT and NYIT are among those who call the West End Ave residence home.

All bookings made are non-cancellable and non-refundable. However, out of goodwill, Student Housing Works LLC will attempt to re-market the apartment should the party who booked a reservation decide to terminate the lease early. If Student Housing Works LLC is able to find a replacement tenant, we can refund the prorated rental for the period covered by the replacement tenant. Registration and processing fees will not be refunded in any case.
If you have a concern about having to cancel due to visa issues or other issues (that are not within your control) kindly contact us with your concern before making the reservation. We will do our very best to accommodate you.
1. Explore our housing options on our website-we have many locations with varying price ranges. Each location page has it’s own unique inquiry form.
2. After you submit the inquiry form, We will email a confirmation verifying whether we have availability for your dates or not. If we have availability a link to book your apartment will be included in the email.
3. After you apply, we will email you our rental agreement.
4. Once you review and sign the rental agreement, we will email you an invoice for payment. The invoice will itemize all fees and your reservation dates.
5. Make a payment to book your accommodation. Once your payment is received, we will send you move-in instructions
There is a full-time security person behind the reception desk 24/7. Additionally, there are staff throughout the building at any given time. Visitors must first check in with reception.
Laundry machines are available in the building. They are operated by a card payment system.
Utilities like electric, water, heat, A/C and WiFi are included at no extra cost.
Although you are welcome to bring pillows, pillow cases, sheets, and blankets; you can buy a new bedding package for $50. This is yours to keep.
Located on a quiet, quaint block of the Upper West Side Of Manhattan between 101st and 102nd street. Three short blocks to the 1-2-3 trains (subway). Broadway is two blocks away where all the shopping, cafes and restaurants are located.
After your first invoice, you will be emailed an invoice on the 20th of every month which will be towards the following month’s rent. Example: June’s rent will be sent on May 20th.
Yes, These apartments are private unless you bring a roommate. We do not place you with roommates.
You can move in on any day of the month. You will only be charged for the number of days of the month that you stay for. Example: move in date May 20th = You will be billed only from the 20th- 31st.
You can move out on any day of the month. We have a 30 day minimum reservation.
The monthly rate which will be pro rated based on your move in date. Another wards, you will be charged based on the number of days.
If you move in after the 15th, you will be invoiced for the pro-rated portion plus the following month’s rent/
Plus application Fee, apartment restoration fee, refundable deposit, and payment method fee. No fee if payment method is by bank transfer (wire). 3.99% of invoice total for bank card payments . Only online payments are accepted.
Specific addresses are not listed as a safety measure for our residents. We disclose the specific address for scheduled visits and during the application process.
Our shortest stay is 30 days. We don’t do AirBnB or Short term rentals. All of our homes are in compliance with local legislation and rules
For most of our homes, we have on-street parking as the only option.
You can move-out earlier than your agreement ends by finding a replacement who will take over your lease. Upon your written request, we will provide you with standard description and photos that you can use to find a replacement. Any leads you send us will still need to be approved by June Homes through a video interview, tour, financial verification, and background check. If you have an interested lead, please email firstname.lastname@example.org and we’ll get the process going.
We refund security deposit within 1 month, but usually much faster
If we receive an application for the room that you are currently renting for dates after your lease duration, we will send you an email that will contain the new applicant’s effective move-in date and duration of stay that needs to be responded to within 24 hours. You will have the right of first refusal to extend your stay for the same duration and price as the new applicant. If we do not receive a response from you within the allotted 24 hour window from when our notification email was sent out, your room will be offered to the new applicant and we will request your move-out as per the signed agreement. As an existing occupant, you will always be prioritized for other homes within our network.
After you sign your contract , we lock your price and no longer change it until the end of your contract. Please note that we reserve a right to change your price after your contract ends. We uses dynamic pricing model and all rates depend on the selected home, room, duration of stay, move-in date, move-out date and other factors that we do not disclose. After agreement is signed, your price is final, non negotiable and is locked for the duration of your contract.
