Frequently Asked Questions

What is commuting like from Brooklyn?

From your stay at 328 Marion Street in Brooklyn, getting to New York City’s major universities and academies is simple and convenient. You’re just a short walk from the Chauncey Street (J train) and Rockaway Avenue (C train) subway stations—both offering quick routes into Manhattan.

Most schools can be reached in about 30–45 minutes by subway. The J and C trains connect easily to lines serving Manhattan’s top campuses, including:

Columbia University – Take the train uptown to 116th Street.

New York University (NYU) – Head downtown to West 4th Street station.

Fashion Institute of Technology (FIT) – Travel to 28th Street or 34th Street–Penn Station.

Hunter College – Ride uptown to 68th Street–Hunter College station.

Pace University – Go downtown to Fulton Street or Brooklyn Bridge–City Hall.

Fordham University (Lincoln Center) – Ride to Columbus Circle (59th Street).

New York Film Academy – Stop at Bowling Green or South Ferry near Battery Park.

Major Dance Academies – Most are located in Midtown and Downtown Manhattan, accessible via a single subway transfer.

You’ll also find Citi Bike rentals just one block away, giving you a fun and flexible way to explore Brooklyn and nearby neighborhoods. Whether you’re heading to class, grabbing coffee, or discovering new parts of the city, it’s all within easy reach from your new home in Bed-Stuy, Brooklyn.

What is the property address?

Is there parking?

Yes, Private Off-Street Parking ….$400 / month

Are utilities included?

Wi-Fi, water, heat, and cooling are included in your rent.
Electricity is billed separately each month based on your personal use. Each apartment has its own electric meter, so your bill depends on how much you use. If you turn off lights and AC when you’re not home, you’ll see real savings on your monthly cost.

What are the bed sizes?

Bedrooms have XL twin-size bed or full size bed
Included are a New comforter, linens, and pillow

What is the guest policy?

Only the person or persons listed on the rental agreement are permitted to live in the apartment. Visitors are welcome, but overnight stays are not allowed unless prior written permission is granted by the landlord.

If permission is approved, a guest fee of $250 per night will apply and must be paid in advance before the guest’s stay.

There are no exceptions to this policy. Any violation of the guest policy—such as allowing an unapproved overnight guest—will result in the immediate cancellation of the rental agreement.

What is the cancellation policy?

All reservations and lease agreements are final and non-refundable. Once your rental application is approved and your payment and security deposit are received, the apartment is officially reserved for you.

If you choose to cancel your reservation or lease for any reason, you will forfeit both the rent payment and the security deposit. This policy is strictly enforced, regardless of the reason for cancellation, including changes in travel plans, school schedules, or personal circumstances.

We encourage all residents to carefully review their plans and commitments before completing their application and submitting payment.

Is there a washer & dryer in the apartment?

Yes

Should I apply although I am not ready to make a payment?

We strongly advise that you do not apply until you are ready to pay for your reservation.  Applying and not making the payment (as per the invoice we email you) can prolong the reservation process. Applying will not place you on a reservation list.
