Welcome to the Upper East Side —our East 77th & 78th St. apartments are in a friendly neighborhood ideal for students and interns. 

They are located  in a secluded, chic NYC landmark building. At the center are beautiful courtyards. Bordered by John Jay Park and the East River, it is close to shopping, restaurants, hospitals and fashionable boutiques. Located on the Upper East Side of Manhattan, the neighborhood is both safe and friendly. Rentals in this walk-up building are short or long term.

John Jay Park is right next door which consists of over 3 acres. Enjoy handball and basketball year round. The Olympic swimming pool is open during the summer months.

The building offers a laundry room and bicycle room. There are six superintendents and porters who keep the building looking great. A security guard is on duty every night.

What is included with rent at the West 99th street residence?

All utilities, Wi-Fi, electric, gas, water, cable TV,  room cleaning, linens, blankets, pillows are all included in with rent.

Is there parking at West 99th St?

Student housing Work’s locations do not have designated parking lots or garages. What is the Maximum number of days I can make a reservation for at West 99th St?

1 year or longer depending on availability

When will my reservation be confirmed at West 99th St?

After you decide on a residence (after reviewing the monthly rate, fees and services)  submit the inquiry form to check for availability.  If we have availability for your requested dates, we will reply back to you within 24 hours with an email linking the application form. Submit the competed application form. Within 24 hours we will email you an invoice for payment. Your reservation is not confirmed until your payment is made. If we do not have availability, we will contact you to discuss other options.  Do not submit an application until you know for sure that you want to reserve a place and pay for your reservation.

What shouldn’t I bring to West 99th St?

Furniture, Air conditioners, air coolers, and electric heaters, candles or Incense, drugs and other controlled substances without prescription, Flammable decorations including natural or artificial Christmas trees, Halogen lamps, Extension cords and multi-plug adapters (Exception: Power strips with built-in surge protectors are permitted),Hot plates, grills, or other open flame devices, pets or animals of any kind, Weapons of any kind: This includes firearms, fireworks, ammunition, knives, swords, or explosives.

What if I want to extend my stay?

You are permitted to extend your reservation after you have made your initial reservation. However, we strongly advise that you book your reservation for the entire period that you anticipate being in New York. There’s a strong chance that your room will be booked by someone else after original your move-out date. If this is the case, we will not be able to offer you an extension.

How do the shared bathrooms work?

There are 3 or 4 bathrooms on every floor. They are for single person use and are cleaned by our maintenance staff throughout the day. An average of 3 people to 1 bathroom. Guests are not assigned to any specific bathroom. 99th street is the only one of our locations that utilizes shared bathrooms. We do not have rooms available at this location with private bathrooms.

Am I allowed to have guests?

Your guests are welcome to visit. Please register your guest at the reception desk when they arrive.

Is the building like a typical college dormitory?

We strive to maintain a quiet, well-maintained and professional atmosphere. Our locations are not a fraternity or sorority type environment.

Is the West 99th St. building safe?

There is a full-time security person behind the reception desk 24/7. Additionally, there are staff workers throughout the building at any given time. All visitors must first check in with the reception desk.

Are laundry machines available?

Laundry machines are available. They are operated by a card payment system.

Can I bring my own linens, blankets, pillows?

Absolutely! You are permitted to bring your own linens, blankets, pillows although we provide these items at no extra cost.

Can I move in or move out mid month?

You can move in on any day of the month. You will only be charged for the number of days of the month that you stay for. Example: move in date May 20th = You will be billed only from May 20th- 31st. If you move out on July 10th, you will be billed for only 10 days in July. More information about billing can be found here  

How is the neighborhood?

Welcome to the Upper West Side of Manhattan!  The building is conveniently located on West 99th street, less than a block from Broadway. All types of food markets, cafes, 99 cent stores, movie theaters and everything else is within walking distance. The nearest Subway (1-2-3 train) is 3 blocks away on 96th Street. Students attending Columbia University, Fordham University, Fashion Institute of Technology, Icahn School of Medicine at Mount Sinai are among the many who call our locations home.


Is this a private room?

All rooms are completely private. Keys are provided when you first check in.  Kitchens and bathrooms are shared.

How can I schedule a tour at West 99th St?

Yes!   First submit the inquiry form. If we have availability, we will email you with an option to schedule an in-person visit or virtual tour. Your friends/family are also welcome to schedule a visit on your behalf.

Are there kitchens?

There is one common area (shared) kitchen per floor. It is equipped with a sink, stove, oven for cooking, microwave, toaster and coffee maker. You are permitted to use any kitchen in the building  The kitchens are not equipped with utensils, pots, or pans. All rooms have a private mini-refrigerator.
